Once stamp duty and other government charges (close to ₹150 crore) are added, M3M’s total outlay for the Sector 108 site is expected to touch nearly ₹2,000 crore.

Not Just Sector 108: M3M’s Bigger Noida Push
The Sector 108 win wasn’t M3M’s only pickup in this auction cycle. The developer also secured a smaller 6-acre parcel in Sector 98 for ₹414 crore, taking its combined spend on Noida land to well over ₹2,400 crore in a single go. Looking at the auction as a whole, five land parcels changed hands for a combined value crossing ₹3,300 crore — making it one of the biggest land deals NCR 2026 has seen so far. Max Estates also picked up a separate parcel in the same round for ₹271 crore.
What This Means for M3M in Noida
M3M has traditionally been best known for its Gurugram portfolio, having built a strong presence across sectors like 65, 111, 113, and 79. This latest Sector 108 win significantly deepens the group’s footprint on the Noida side of NCR, adding to an earlier Sector 94 acquisition from a few years ago.
